Annual Property Inspections 2020
Annual property inspections will begin in July 2020. Homeowners will receive post cards prior to your land bay being inspected. Residents in Deer Run Estates have already received their post cards.
As a member of Oak Creek, your role is very valuable in the overall aesthetics of the community. Property ownership includes the responsibility for the continued maintenance of all structures and grounds which are a part of the owners’ home.
Each year at this time, several architectural violations are reported to the HOA. Spring is the perfect time to take a proactive approach to avoid violations. Please be aware that outstanding and repeat violations may result in a hearing and possibly fines. Each home will be inspected in detail for architectural compliance.
Below is a checklist of items to review for your information.
- Mow and fertilize lawn
- Remove weeds from all lawns, flower beds and/or driveway cracks
- Re-apply new mulch
- Remove all bulk landscaping materials from view
- Trim trees, shrubs and or bushes
- Replace dead shrubs, bushes, trees, and/or plants
- Remove all debris from property (including the storage of lawn equipment)
- Wash home exterior to remove mold, mildew and dirt
- Paint and/or repair, decorative and other fascia
- Paint/repair shutters or replace missing shutters
- Paint front door and home exterior
- Clean oil and dirt stains from driveways
- Clean and repair mailboxes
- Repair loose siding, gutters and/or roof shingles
- Window covering should be in good repair – all screens should be secured to windows
- Remove derelict vehicles (vehicles with flat tires, and or expired tags/no tags)
- Grills must be stored out of public view at ALL times, grilling should occur in the rear yard only
- Store trash receptacle out of view after trash collection
PET POLICY Pet owners are required to clean up after their pets in the common areas and on your private property. Pets must be leashed and not allowed to roam at large. Pets should not cause sufficient noise to disturb the peaceful enjoyment of the neighbors. In addition to the Community Guidelines, you must adhere to the Prince Georges County Pet Ordinance.
TRASH COLLECTION Trash receptacles with lids are required for collection. Excess trash should be stored in tightly sealed black trash bags, to avoid the risk of animal invasion, and spillage of trash within the community. Curbside placement of trash and recycle containers should occur no earlier than sunset before the day of regularly scheduled collection. Trash and recyclables collections are scheduled on Friday. Yard waste collection is scheduled for Monday. All containers must be stored out of public view after collection.

EXTERIOR MODIFICATIONS All exterior modifications require prior written approval by the Covenants Committee. Please refer to Exhibit 7, Design Guidelines in the Oak Creek HOA handbook prior to submitting an application for review. The application can be downloaded from the Community Website at www.oakcreekclubhoa.com or picked up in the HOA office at the Swim and Tennis Center.

The Covenants Committee convenes on the third Tuesday of every month. Applications should be submitted no later than the Thursday prior to the Committee meeting.
